Engineer in his 10/29/21 Comments to the Director of Planning & Community <br />Development as attached to this report. Staff is confident that these considerations can be <br />worked out by the developer and surveyor prior to final release of the final plat for <br />recording and before issuance of a building permit. Staff recommends approval of the <br />Preliminary and Final Plats, subject to the following conditions: <br />1. Full compliance with the requirements of the Paris City Engineer as cited in the <br />10/29/21 Memorandum to the Director of Planning & Community <br />Development prior to release of the final plat for recording and issuance of a <br />building permit. <br />A motion was made by Chad Lindsey, seconded by Michael Mosher to approve the preliminary <br />plat with noted conditions. Motion carried 6-0. <br />10. Consideration of and action on the Final Plat of the Downs 298 Addition, Lot 1, Block A, <br />LOAD Property 128379, located at 1315 NW Loop 286 <br />Mack states this is the same plat and comments for the final. Staff recommends approval <br />with noted conditions. <br />A motion was made by Michael Mosher, seconded by Tylesha Ross -Mosley to approve the final <br />plat with noted conditions. Motion carried 6-0. <br />11. Consideration of and action on the Preliminary Plat of the Pshigoda Hearon Addition <br />CB 112F, Lot 1, BlockA, LCAD Property 15829, located at 1608 E Hearon Street. <br />Mack states the applicant requested plat approval for the construction of a new duplex at <br />1608 East Hearon. The subject property is zoned MF -l. The site contains approximately <br />19,200 sq. ft. Minimum lot dimension requirements for the plat are met and all setbacks <br />can be met. All submission requirements for the preliminary and final plats have been met <br />except for a few minor details identified in the engineering report that can be addressed <br />following approval of both plats. Staff recommends approval of both the Preliminary and <br />Final Plat, with the following conditions: <br />1. 17th Street SE shall be shown upon both the preliminary and final plats. <br />2. All existing conditions upon the property shall be shown upon the preliminary <br />plat, including power poles, utility service boxes, fences, etc. <br />3. The surveyor shall determine that the residence at 1546 East Hearon does not <br />encroach onto the subject property. 1 <br />A motion was made by Sims Norment, seconded .by Michael Mosher to approve the preliminary <br />plat with noted conditions. Motion carried 6-0. 1 <br />
