Contours and utilities and trees and fencing shall be removed from the final plat <br />prior to release and recording of the final plat. <br />A motion was made by Clifton Fendley, seconded by Francine Neeley to approve the preliminary <br />plat with noted conditions. Motion carried 5-0. <br />& Consideration of and action on the Final Plat of the Southside Baptist Youth Addition, Lot <br />1, Block A, LOAD Property ID 110901, located at 610 Jefferson Rd. <br />Mack states this is the same subject and comments for the final plat. Staff recommends <br />approval with noted conditions. <br />A motion was made by Clifton Fendley, seconded by Tylesha Ross -Mosley to approve the final <br />plat with noted conditions. Motion carried 5-0. <br />9. Consideration ofand action on the Preliminary Plat of the Lawrence Addition, Lot 1, Block <br />A, LCAD Property ID 15514, located at 1049 NW 7`h Street. <br />Mack states that applicants Mary and J.D. Lawrence have requested preliminary plat & <br />final plat approval for the demolition and re -construction of a residence on their property <br />under the City's Home Program. The subject property was recently rezoned from <br />Commercial to SF -3 which permits a new single family residence. The site parcel contains <br />approximately .18 acres. The minimum lot dimension requirements for the plat are met and <br />all setbacks can be met. A number of minor revisions for the submission requirements to <br />approve the preliminary & final plats can be met by the applicant prior to release of the <br />final plat for recording. <br />Staff recommends approval of the Preliminary and Final Plats, subject to the following <br />conditions: <br />1. The zoning on the preliminary and final plats shall be shown as SF -3. <br />2. The side yard setback shall be changed on the preliminary and final plats from 3 ft. <br />to 5 ft. <br />3. The applicant shall revise the preliminary and final plats to show a Right -of -Way <br />(ROW) dedication of 3.5 feet along Garrett Street. <br />4. The significant trees on the lot shall be shown on the preliminary plat. <br />5. The front and rear yard setback lines shall be shown and on the preliminary and <br />final plats prior to release of the final plat for recording. <br />A motion was made by Francine Neeley, seconded by Sims Norment to approve the preliminary <br />plat with noted conditions.
