Preliminary and Final Plat approval prior release of the Final Plat for recording <br />and issuance of any building permits. <br />2. Per the City's Zoning Ordinance, Appendix Illustrations, 4. Corner Lot: The <br />setback on the southern end of Lot 2, Block A needs to be a front yard setback, <br />which is 25' in this zone. <br />a. The Developer shall modify the plan to include this larger setback, or <br />apply/provide a variance from the City. <br />3. Per the City's Zoning Ordinance, Section 9 Area Regulations, subsection <br />301(1): In the (2F) zoning districts the minimum lot depth for residential uses <br />shall be in accordance with the following schedule: 100' <br />a. The Developer shall modify the plan to reorient thefront" of the <br />proposed building in Lot 2 to face south, or apply/provide a variance from <br />the City to waive this requirement. <br />Motion carried 6-0. <br />11. Consideration of and action on the Final Plat of the Goodrum Addition, Lots 1 and 2, <br />Block A, LCAD Property ID 15807 and 15808, located in the 500 Block of SE 16th <br />Street. <br />A motion was made by Michael Mosher, seconded by Tylesha Ross -Mosley to approve <br />the final plat with the following noted conditions: <br />1. A utility easement shall be added to the Final Plat prior to release for <br />final recording, if required by a franchise utility. <br />2. Comments 1 & 2 from the Preliminary Plat notes withstanding. <br />3. Per the City's Subdivision Ordinance, Section V. Final Plat (8): location <br />of proposed lots, streets, alleys, easements, parks, building setback lines <br />(both front and side streets), minimum finished floor elevations for each <br />lot in the subdivision and other features required by the City Engineer in <br />review of the preliminary plat, to be shown on the final plat. <br />a. The Developer shall include the finished floor elevation of <br />proposed structures <br />4. Per the City's Subdivision Ordinance, Section V. Final Plat. Existing <br />utilities, buildings, drives shall not be shown for sake of clarity. <br />5. Per the City's Subdivision Ordinance, Section V Final Plat (14): The City <br />Clerk of the City of Paris certificate shall be corrected as follows <br />b. In the signature block of the City Clerk, the title shall read "City <br />Clerk City of Paris, Texas" <br />6. Per the City's Subdivision Ordinance, Section V. Final Plat (15): <br />Certification that all taxes and fees have been paid. <br />c. The Developer shall include certification that all taxes and fees <br />have been paid. The City shall verify this. <br />Motion carried 6-0. <br />
