Planning & Zoning Commission Meeting <br />February 06, 2023 <br />Page 2 <br />Discuss and act on the petition of Chad Stephens on behalf of Kenda Taylor for a zoning <br />change from a One -Family Dwelling District No. 2 (SF -2) to a Commercial District (C) in <br />Jefferson Heights, Block A, part of Lot 1 (0.202 acre), located at 3755 Jefferson Rd- LCAD <br />12434. <br />Mack states that a surveyed legal description was submitted for this request to split off the rear <br />portion of the residential property to be re -platted with the larger 5 acre tract along Loop 286. <br />A contractor business is planned for this site. Mack recommends approval for the rezoning <br />from SF -2 to Commercial. <br />A Motion to approve this item was made by Board Member Chance Abbott and seconded by <br />Board Member Sims Norment. Motion carried, 7 ayes — 0 nays. <br />6. Discuss and act on the petition of Chad Stephens on behalf of Kenda Taylor for a zoning <br />change from a General Retail District (GR) to a Commercial District (C) in Jefferson Heights, <br />Block A, Lot 22, located in the 3800 Block of SE Loop 286- LCAD 22151. <br />Mack states this is the same presentation and is recommending approval for the rezoning from <br />General Retail to Commercial. <br />A Motion to approve this item was made by Board Member Austin Anthony and seconded by <br />Board Member Tylesha Ross -Mosley. Motion carried, 7 ayes — 0 nays. <br />7. Discuss and act on the petition of Bailey Asay on behalf of Creative RE Investments LLC for <br />a Comprehensive Plan Amendment from Low Density Residential (LDR) to Medium Density <br />Residential (MDR) in the PJ Willis & Bros. Addition, Block A, Lots 6 & 7B, located at 1307 <br />E Polk Street- LCAD 20734. <br />Mack states the ability to provide for more medium to high density housing in this portion of <br />the City is very important. This site is appropriate for medium density land uses based upon <br />the surrounding uses of land to the West which are duplexes. Mack recommends approval of <br />the requested change. <br />A Motion to approve this item was made by Board Member Tylesha Ross -Mosley and <br />seconded by Board Member Sims Norment. Motion carried, 7 ayes — 0 nays. <br />8. Discuss and act on the petition of Bailey Asay on behalf of Creative RE Investments LLC for <br />a zoning change from a Two -Family Dwelling District (2F) to a Multiple -Family Dwelling <br />District No. 1 (MF -1) in the PJ Willis & Bros.
