Planning & Zoning Commission Meeting <br />April 03, 2023 <br />Page 2 <br />3. A preliminary drainage plan shall be submitted before submission of the final plat. (Chapter 9A, <br />Section 1V, (6)) <br />4. Before or with the submission of the final plat the following shall be submitted to the City <br />Engineer for review: <br />a. Final construction plans with a detailed drainage plan and minimum finished floor <br />elevations for each lot. These plans shall contain the name of the subdivision, the <br />developer, and the registered professional engineer preparing the plans along with his <br />seal. (Chapter 9A, Section Vlll, J, 1) <br />b. Plan -profile sheets of all proposed streets. (Chapter 9A, Section Vlll, J, 2) <br />c. All utility plans. (Chapter 9A, Section VIII, J, 3)A Motion to approve this item with noted <br />conditions was made by Board Member Michael Mosher and seconded by Board Member <br />Chance Abbott. Motion carried, 4 ayes — 0 nays. <br />5. Consideration of and action on the Preliminary Plat of the K & S Investments Cherry Street <br />Addition C13227E, Lot 1, Block A, LCAD Property 17643, located at 1958 E Cherry Street. <br />Todd Mittge states the engineering staff recommends approval of the preliminary plat. <br />A Motion to approve this item was made by Board Member Chance Abbott and seconded <br />by Board Member Tylesha Ross -Mosley. Motion carried, 4 ayes — 0 nays. <br />6. Consideration of and action on the Final Plat of the K & S Investments Cherry Street <br />Addition C13227E, Lot 1, Block A, LCAD Property 17643, located at 1958 E Cherry Street. <br />Todd Mittge states all previously noted comments have been met and the engineering staff <br />recommends approval of the final plat. <br />A Motion to approve this item was made by Board Member Michael Mosher and seconded by <br />Board Member Clifton Fendley. Motion carried, 4 ayes — 0 nays. <br />7. Consideration of and action on the Replat of the Fuller & Dohoney Addition, Lot 2A, Block <br />C, LCAD 11455, located at 1125 W. Henderson Street. <br />Todd Mittge states the engineering staff recommends approval with the following noted <br />conditions: <br />1. The southern property line does not have a bearing attached. If this is intended to read as <br />"due west" then no modification is needed. If that is not the case then a more detailed <br />bearing shall be attached to the south most property line in order to ensure reproducibility. <br />(Chapter 9A, Section V, (7)(9)) <br />2. It should be noted that the remainder of lot 2 created by this plat to the east of the parcel <br />being platted has a width of 50'. This parcel would require 5ft of ROW dedication if it were <br />ever platted and would at that time become a substandard parcel. <br />
