Location of proposed lots, streets, alleys, easements ... and other features <br />required by the City Engineer in review of the preliminary plat shall be <br />shown on the final plat. <br />Chapter 9A, V Final Plat, (8): <br />a. It is stated in the Notes that no easement record search was made. <br />Easements shall be researched diligently and shown on the final <br />plat. <br />b. It is stated in the Notes that this property is located in Flood Zone X <br />per Flood Insurance <br />Rate Map No. 48277C0320C. This property is not located in Flood <br />Zone X on the stated document. This note shall be removed. <br />3. The submission to and tentative approval of a preliminary plat by the <br />Commission shall be a condition precedent to the preparation of a final <br />plat. Chapter 9A, V Final Plat: <br />a. Any conditions of approval for the preliminary plat shall be revised <br />before final approval of final plat. <br />A Motion to approve the Final Plat was made by Board Member Francine Neeley and <br />seconded by Board Member Chance Abbott. Motion carried, 7 ayes — 0 nays. <br />9. Consideration of and action on the Replat of the Fuller & Dohoney Addition, Block H, <br />Lots 1 and 3, LCAD 11476, located at 1233 Cooper Street. <br />Mittge states that Richardson Custom Homes, LLC is the property owner. The applicant <br />has submitted this replat in order to develop this parcel with single-family homes. The <br />acreage is 0.504. Engineering staff is recommending approval of the replat with the <br />following noted conditions: <br />1. An accurate boundary survey of the property ... Chapter 9, V Final Plat, <br />(7): <br />a. As the original Fuller Dohoney Plat does not contain boundary <br />descriptions, bearings shall be provided for all parcel lines. <br />Specifically, the bearings for the lines labeled, "South 219.30" and <br />"North 219.47" <br />b. In paragraph five of the field notes the bearing provided is <br />inconsistent with the bearing provided in the drawing. The field <br />notes list, "South 88 degrees 39'16" West" and the drawing lists, <br />"S88d38'16 "W" <br />A Motion to approve the Replat was made by Board Member Adam Bolton and seconded <br />by Board Member Chance Abbott. Conduct a public hearing and take action regarding the petition of City of Paris for a <br />Comprehensive Pian Amendment from Low Density Residential (LDR) to Medium <br />Density Residential (MDR) in the Springlake Addition, Blocks 1-6, from East Price Street <br />to Cherry Street, between NE 28th Street and NE 30th Street, containing approximately <br />fifteen (15) acres. <br />
