Staff attempted to coordinate with TX DOT at the <br />predevelopment stage but, they were unable to attend the meeting regarding their input for <br />driveway requirements and stormwater needs for Loop 286 and the frontage road system, if <br />needed. These details will be addressed with the developer following approval of the SUP. <br />At this stage of the project, the only requirement being met is the approval of this use in this <br />location, not the final site plan. <br />RECOMMENDATION <br />P&Z and Staff recommends approval of a Specific Use Permit (SUP) for Trailer Sales and a <br />corporate office in a Commercial District, subject to the following conditions: <br />1. Approval of the site civil construction improvements by the City Engineer, Fire Marshal <br />and Planning & Community Development Director prior to issuance of site civil and <br />building permits. <br />2. Approval of a new driveway access permit by TX DOT prior to all permit approvals for <br />construction. <br />3. Full conformity with all other requirements of the Zoning Ordinance, including Section <br />12-101, the Subdivision Ordinance, and all applicable City Development Guideline <br />Standards. <br />Page 2 of 2 <br />
