A Motion to approve the preliminary plat with noted conditions was made by Board <br />Member Chad Lindsey and seconded by Board Member Tylesha Ross -Mosley. Motion <br />carried, 5 ayes — 0 nays. <br />8. Consideration of and action on the Preliminary Plat of the Monica Addition, Lot 1, Block <br />1, LCAD 17458 and 17459, located in the 2400 Block of E. Price St. <br />Mittge states that the applicant has submitted a preliminary plat in order to establish a <br />legal building site for multi -family housing. Staff is recommending approval of the <br />preliminary plat with the following noted conditions: <br />1. The location, size and approximate depth of all existing utilities shall be shown. <br />Chapter 9,4, IV Preliminary Plat, (7): <br />a. All utility locations shall be obtained through an 811 request with a note stating that <br />they have. Per the disclaimers present on the City base map and ArcGIS Online page, <br />city online maps shall not be accepted as a source for utility locations. <br />2. The following certificates shall be placed on the preliminary plat... Chapter 9,4, IV <br />Preliminary Plat, (14): <br />a. The certifications provided are for a final plat. The correct certifications for a <br />preliminary plat shall be provided. <br />3. As a condition for the approval of all future subdivision plats... Chapter 9,4, VIII <br />General Requirements, Thoroughfare Plan, 1.: <br />a. The source shall be cited for the ROW along E Price. Other plats in the area show 40ft <br />of recorded ROW. If the ROW is in fact 40ft then 5ft of ROW dedication shall be <br />required. <br />A Motion to approve the preliminary plat with noted conditions was made by Board <br />Member Chad Lindsey and seconded by Board Member Robert Spain. Motion carried, 5 <br />ayes — 0 nays. <br />9. Consideration of and action on the Final Plat of the Monica Addition, Lot 1, Block 1, <br />LCAD 17458 and 17459, located in the 2400 Block of E. Price St. <br />Mittge states that the applicant has submitted a final plat in order to establish a legal <br />building site for multi -family housing. Staff is recommending approval of the final plat <br />with the following noted conditions: <br />1. The submission to and tentative approval of a preliminary plat by the Commission <br />shall be a condition precedent to the preparation of a final plat. Chapter 9,4, V Final <br />Plat: <br />a. Any conditions of approval for the preliminary plat shall be revised before approval of <br />the final plat. <br />b. Any revisions made to the preliminary plat shall also be corrected on the final plat <br />before final approval. <br />2.,4n accurate boundary survey of the property, with bearings and distances referenced <br />to survey lines and established subdivisions... Chapter 9A, V Final Plat, (7): <br />a. There is a discrepancy between the drawing and the Legal Description. The Legal <br />Description lists 206.16ft in the eighth paragraph. However, the corresponding bearing <br />on the drawing lists "209.16 "'. This shall be rectified. <br />
