Board of Adjustment Meeting <br />October 1, 2024 <br />Page 2 <br />Findings <br />1. The structure setbacks can and shall be met. <br />2. The lot is platted. <br />3. The request for variance is in harmony with the general purposes and intent of residential <br />proposed structure size for regulations contained in the Zoning Ordinance 1710 Subsection <br />9-402.1 (2) "Residential structures in SF -3 shall be a minimum size of 1,000 square feet." <br />Being the lowest structure size for Single Family Dwelling, the minimum Single -Family <br />Dwelling size in 2F district shall follow same; and will protect the character of the <br />immediate vicinity of the area. <br />4. Apart from the variance in the required lot width, there are no special and unique conditions <br />of restricted area of lot width, that exist on the subject parcel of land, which are applicable <br />to other parcels of land in the 2F Zoning District, and which cause unusual and practical <br />difficulty or unnecessary hardship to the use of the property with site improvements <br />permitted by the ordinance with the provision sought here to be varied. The residential lot <br />is consistent with the adjoining residential lots. <br />5. The hardship sought to be avoided is not the result of (a) the applicant's own actions (self- <br />imposed or self-created), and (b) economic or financial "hardship." <br />6. The provision of the ordinance regulation that are sought to be varied, deprive the applicant <br />of reasonable rights to use the property that are commonly enjoyed by other older <br />residential properties in the 2F - Residential Zoning District which are required to comply <br />with these same ordinance provisions. <br />4.
