The subject was situated in the central portion of one of the most popular commercial strips in the <br />city. The general neighborhood is defined as the block wide corridor along North Main from the <br />downtown area on the south to the Loop on the north. Land use varies from vacant sites, to older <br />single-tenant metal and masonry buildings used for retail and offices, to restaurants to car lots and <br />even an apartment complex. The street has traditionally been dominated by the auto and truck <br />industry and is the primary used car strip in the city. It also has a number of tire, auto, and <br />transmission repair shops; parts dealerships; wrecking yards; and one new car dealership. This strip <br />is about 95% built out and most vacant lots resulted from razing old structures. As mentioned above, <br />North Main street is one of the primary traffic arteries in the city and county and is only surpassed <br />by the NE Loop, Lamar Avenue, and North Collegiate Drive in popularity as a retail, office, and <br />commercial location. This strip ranks above South Church, Bonham and Clarksville streets in <br />commercial appeal and popularity. <br />North Main street in front of the subject has two lanes, which extend north from the downtown area <br />to Martin Luther King Jr. Drive, approximately 3 00' north of the subj ect before becoming four lanes <br />thereafter. The traffic count on this portion of North Main street is about 9,767 cars per day. The <br />immediate neighborhood is defined as the North Main strip between Clement Road and Provine <br />Street. This eleven block strip has mostly single-tenant commercial uses, and the subject is a corner <br />site on the west side of North Main, the east side of 1" NW, and the south side of Santa Fe street. <br />Directly north across Santa Fe, there is an old masonry building and parking lot that were the last <br />remaining improvements of the former Gulf Oil distributorship but presently used as a pre-owned <br />auto dealership, To the north of it, there is a large, multi-story, 60+ year old, masonry industrial <br />building that is mostly vacant but a small portion is used as a welding and machine shop. To the west <br />across 1St NW, there is a metal shop/garage for a limo car service with vacant land to the west of it <br />and old, single -family frame dwellings to the south along the west side of 1St NW. The subject joins <br />a 23,744 SF site improved with a single-story masonry building currently used as an insurance office. <br />Directly south of it, there is a street-to-street site improved with an 19-year-old, 3,260 SF metal shop <br />building used as an auto glass repair business. To the east across North Main, there is a used car lot <br />and there is another used car lot to the north of it, which occupies the northeast corner of the <br />intersection with Martin Luther King, Jr. Drive. <br />The most typical new building found on the North Main strip have traditionally been single-tenant <br />metal buildings for some type of automotive service or repair. The newest completed commercial <br />construction was the 9,180 SF retail building completed in 2021 for anew Family Dollar store, which <br />is on a 42,689 SF site about eight blocks north of the subject at 1855 North Main.(Sale 1) There is <br />a 2,800 SF metal building nearing cornpletion and it will be used as a laundromat. It is situated about <br />seven blocks south of the subject on a 22,861 SF site on the northeast corner of North Main and Pine <br />Bluff, which was purchased in 2021. (Sale 2) Therefore, this section of North Main is still a viable <br />commercial strip with a variety of land uses. <br />The future trend along this strip will be one of slow growth with continued emphasis on auto and <br />truck related uses, (mainly in sales and service) and its popularity for commercial use will continue <br />to lag well behind the eastern part of Lamar Avenue, North Collegiate, the northeast segment of <br />Loop 286, and the northernmost portion of North Main. <br />PAT MURPHY & ASSOCIATES 9 <br />
