• Height of all proposed buildings <br />• Location and dimensions of all existing and proposed off-street parking areas <br />including: <br />• Location and dimension of all existing and proposed driveways including <br />width and curb radius <br />• Location and dimensions of off-street parking stalls <br />• Width of traffic aisles <br />• Location and dimensions of off-street loading areas <br />• Location of trash receptacles <br />• Location and width of any landscaped parkway adjacent to the street <br />• Pavement design report for parking areas <br />• Names and width of adjacent street rights-of-way, and width of street pavement <br />• Location and circumference of existing trees <br />• Location of nearest fire hydrant <br />• Location of existing and proposed exterior lighting, heights of poles, and size and <br />number of fixtures <br />• Location and size of adjacent public water and sewer lines <br />• Location and size of water and sewer taps, water meter, and on-site utility lines. <br />• Location and elevation of 100 year flood plain, if applicable (Check official FIRM <br />Maps published by FEMA) <br />• Surtace drainage plan <br />• General notes to be included in a summary table on the site plan: <br />• Total land area in acres or square feet <br />• Total building area in square feet <br />• Total square feet of building addition <br />• Percentage of land covered by buildings <br />We strongly recommend that all applicants have their site plans prepared by a Registered <br />Professional Land Surveyor (RPLS); however, if the property is zoned Planned <br />Development, the site plan must be prepared by a Registered Professional Land Surveyor <br />(RPLS). <br />Three (3) sets of building plans. Construction documents must be drawn to scale and <br />include sufficient clarity and detail to indicate the nature and character of the work. All <br />drawings and specifications must bearthe name, address, phone number, and fax number <br />of the person responsible for the design. Building plans should include, as a minimum, the <br />following information: <br />• Foundation plans <br />• Structural plans <br />• Elevations <br />• Floor plans to include: <br />• All rooms and areas identified as to use <br />• Identification of wall types <br />• Area separation wall locations and ratings <br />• Occupancy separation locations and ratings <br />• Shaft ratings and materials of construction <br />• Means of egress <br />• Window and door schedules <br />• Equipment and/or systems fumiture layout (if applicable) <br />• Plumbing fixture schedule indicating the type of material and the service <br />line size <br />• Gas schedule indicating the appliance BTU and service line size <br />• Occupant load <br />• Number of dwelling units (apartments) or guest rooms (hotel or motel) <br />• Fire sprinkler intentions <br />• Depending on the nature of the construction, a Texas Registered Architect's stamp <br />may be required on construction plans. See attached flowchart to confirm. <br />• If the following applies to the nature of the construction, a Texas Registered <br />Professional Engineer must prepare and stamp the structural, electrical, mechanical <br />(HVAC), and plumbing construction plans (see attached flowchart to confirm): <br />• A non-residential building over 1 story <br />• A single story, non-residential building, larger than 5,000 square feet <br />• A non-residential building with a span of 24 feet or larger (foundation & <br />structural) <br />• An apartment building over two stories high <br />GU02U"1 <br />
