Chairman Thornton declared the public hearing open on the petition <br />of Mr. Jerome Wright for a change in zoning from a General Retail <br />District (GR) to a General Retail District (GR) and Specified Use <br />Permit - Auto Laundry (3) on part of Lot 29, City Block 249 located <br />on the north side of Clarksville Street east of the Gibsons Store. <br />Mr. Wright was present and stated he proposed to construct an <br />automatic car wash on a 90' X 150' tract of land located immedia- <br />tely north of Ken's Pizza and just east of Gibsons. In answer to <br />questions by the Commission, he said access to the property was <br />by a 50' easement between the pizza property and the Cinema Theater <br />property. He went on to say that hours of operations would be 10 <br />A.M. to 6 P.M. Monday through Saturday. <br />There was no one else present to speak for or against the petition <br />and Chairman Thornton declared the public hearing closed. <br />Following discussion Mr. Lynch moved to recommend approval. Mr. <br />Pruitt seconded the motion which carriod unanimously. <br />Chairman Thornton declared the Public hearing open on the petition <br />of Mr. J.W. Harrison for a change in zoning from a One Family <br />Dwelling District fro. 2 (SF -2) to a Two Family Dwelling District <br />(2F) on Lots 1, 2 and 3, Block 5, Brookside Addition located <br />on the south side of Culbertson Street between 25th S.E. and <br />26th S.E. <br />Mr. Harrison was present and said he had owned the property for <br />about 10 years and thought it would be a good location for a nice <br />duplex dwelling. He mentioned that there were several duplexes in <br />the area including Mrs. Serur's on Hubbard Street two blocks north. <br />He went on to say that it would be a one story structure with <br />rentals to be $275 - $300 per month. <br />Speaking in opposition to the request, Freddie Davis, 2.52.0 Culbertson, <br />stated he lives in the second house west of the Harrison property <br />and felt a duplex would result in overcrowding and would affect <br />the value of his property. He said he also spoke for John Kina, <br />2550 Culbertson, who was out of town. He also stated that if this <br />were zoned that it was possible that the other vacant lots in the <br />block could also be zoned for duplexes. Tommie Nichols, 525 25th <br />S.E., Bruce Miles 475 25th S.E., and Carroll Nordeen, 2575 Simpson <br />also spoke in opposition to the change. <br />Chairman Thornton declared the public.hearing closed.
