Sandra Ingram's request ignvo7ves an existing beauty salon in a <br />re�ldence located at 343 20th N.E. and the lot lw6ledlately south which <br />is paved for parking. The beauty salon has been 'In this location for <br />approximatley 12 years, but zoning was not applied to the property when the <br />present map teas adopted in 1965. An expansion of the beauty salon is <br />planned and zoning is needed In order to get a bu1ding permit. There <br />are two other non-conforming land uses In this sane block; Jordan's Gro- <br />cery and another small beauty shop. <br />Considering the present use of the land in this area, staff recomends <br />approval of the request. <br />2. D. A. Ensey's request for Commercial Zoning on the Loop Involves <br />property located between two tracts presently zoned Commercial. The <br />property just north of the Ensey tract is occupied by the LaRue Ford <br />Tractor Co. <br />The request is reasonable considering the established zoning pat-tern <br />along the Loop and via reccwmend approval. <br />3. Preliminary Plat, Town East Estates: This plat calls for the east- <br />erly extension of Houston Street, bet�een Robin Road and Lamar Avenue, <br />connecting with 34th Street N.E. Approximately 18 lots are proposed, <br />10 of which cannot meet the minimum 1001 lot depth requirement of the Zoning <br />Ordinance. All lots will meet the minimum area requirement of 7500 sq. ft. <br />but, 10 of them would have lot depths of 86.5'. <br />A petition was filed by the owner, 0. L. Rainey, to the Zoning Board of <br />Adjustment, requesting a variance to the lot depth requirement. The Board <br />met on April 17, 1975 to consider the petition, but declined to hear testi- <br />mony in the watter until a prelin, Inary plat had been submitted to the <br />Planning Cor.inlsslon for approval. <br />Mr. Radney's proposal Is being opposed by several adjacent property otmers. <br />A recomaendation will be submitted from the Director of Public Works prior <br />to the meeting Monday night. <br />Thank you <br />oe N.
