Following discussion, a motion was made by Mr. Nutt, seconded by Mr. Perry, <br />to table the request and recommend to the Council that public hearings be <br />called for February to consider Planned Development - Retail for all properties <br />on Lamar between 30th and 33rd Streets that are presently zoned Office or <br />Planned Development - Office. The motion carried 5 ayes, 0 nays. <br />Chairman Swaim declared the public hearing open on the petition of Jake Street <br />for a change in zoning on two tracts of land which are part of Lot 2, City Block <br />328 located on the southeast corner of Bonham Street and Loop 286 S.W.; Tract 1 - <br />8 acres from a One Family Dwelling District No. 2 (SF -2) to a Commercial District <br />(C); Tract 2 - 22.43 acres from a One Family Dwelling District No. 2 (SF -2) to <br />a Planned Development - Housing District (PD -b). <br />Mr. Street was present and told the Commission he was the owner of 34 acres on <br />the southeast corner of Bonham and Loop 286 which he hopes to develop. He said <br />the Loop 286 frontage lends itself to Commercial uses because of the high traffic <br />volume and the interior acreage because of its many trees and low areas was best <br />suited for residential use. <br />Lyndol Redus, 320 34th S.W., stated he was not present in opposition, but had <br />questions about the development adjacent to his property. He was assured that <br />should the zoning be approved, he would have opportunity to review any development <br />Site Plan at a public hearing. <br />No one else was present to speak on the matter and the public hearing was closed. <br />Discussion by the Commission centered around whether Planned Development- Retail <br />would serve the owner's purpose on the Loop frontage. Mr. Haynes advised the <br />Commission that he felt the Planned Development - Retail would be proper. <br />Following discussion, Mr. Perry made a motion to recommend Planned Development - <br />Retail zoning on Tract I and Planned Development - Housing zoning on Tract II. <br />Mr. McMonigle seconded the motion which carried 5 ayes, 0 nays. <br />The Commission next considered calling public hearings to recommend permanent <br />zoning on the 105.62 acre tract annexed by Ordinance No. 87 -084 located on F.M. <br />79 at 19th N.W. <br />A motion was made by Mr. Davidson, seconded by Mr. Nutt, to recommend to the <br />Council that the hearing be set for February. The motion carried 5 ayes, 0 <br />nays. <br />The replat of Lot 12 and 14, Block 2, Harlan Heights was recommended for <br />approval subject to the exceptions listed in City Engineer's Memorandum <br />dated January 4, 1988; marked Exhibit A and attached hereto on a motion by Mr. <br />Perry, seconded by Mr. Davidson.
