He requested an exception to the 45 <br />foot maxim un driveway width saying there would be no hazard because of it <br />since there was no curb and gutter along that section of street. <br />No one else spoke on the matter and the public hearing was closed. <br />Following: discussion Mr. Nutt moved to recommend approval of the Site Plan <br />subject to the drainage considerations and recommended ra�ntin..g_ the variance <br />to the driveway width. Mr. Woolston seconded the motion w-Fiich carried 6 ayes, <br />0 nays. <br />Chairman Swaim declared the public hearing open on the petition of Steven <br />Elkins for Site Plan approval in a Planned Development District (PD -a) on <br />Lot 18, City Block 296 located at 3365 Lamar Avenue. <br />Mr. Elkins presented his Site Plan which provides for a 3,300 sq. ft. rest- <br />aurant building and parking for 27 cars. He said he owned the house immediately <br />north of the site and planned to construct a fence between the restaurant and <br />the tennis court behind his house. <br />Mr. Pine reviewed the drainage along Lamar Avenue and pointed out to the <br />Commission that the plan provided for surface water to flow to the east across <br />property owned by the 1st Assembly of God Church. He said this is normally <br />required to be brought to the street but saw no objection if the Church did not <br />mind. <br />Tom Calk, pastor of 1st Assembly, spoke saying that he had discussed the <br />drainage with his board and they felt that the parking lot under construction <br />would not be damaged by the drainage from the Elkin's property and he offered <br />no objection. <br />No one else was present to speak and the public hearing was closed. <br />Following discussion a motion was made by Mr. Perry to recommend approval of <br />the Site Plan with the fence as proposed by Mr. Elkins. Mr. McMonigle seconded <br />the motion which carried 6 ayes, 0 nays. <br />Chairman Swaim declared the public hearing open on the petition of Alan Bo d <br />for Site Plan approval in a Planned Development District (PD -a) on Lot 1 , <br />City Block 296 located at 3325 Lamar Avenue. <br />Mr. Boyd submitted his Site Plan stating that there was no new building <br />construction proposed for the property. The existing house was to be used for <br />4 office suites and there is provision for off street parking in front of the <br />house. He said there would be no changes made behind the house and that the <br />parking lot surface was designed to slope to, the street. <br />Mr. Lawrence Wade, 3330 East Houston Street stated he had no objection to <br />the present proposal but would like the opportunity to review any plans for <br />construction behind the house adjacent to his residence. <br />Ley <br />
