<br />for a change in zoning from a One Family Dwelling District No. 2 (SF -2) to a
<br />One Famil� Dwelling District No. 3 (SF -3) on Lot 1, City Block 85 located on
<br />the east side of 13th N.W. between Campbell Street and Shiloh Street.
<br />Mr. Spencer was present and stated the property had been used for the
<br />temporary location of mobile homes following the 1982 tornado and he wanted
<br />to develop it for approximately 20 residential lots.
<br />He pointed out that there was SF -3 zoning north and west of his property and
<br />the property was more suitable for smaller lot development.
<br />No one else was present to speak on the petition and the public hearing was
<br />closed.
<br />Following discussion, Mr. Nutt moved to recommend approval of the zoning change.

<br />The Commission next considered the Preliminary Plat of Spencer Addition. Mr. -�
<br />Pine reviewed the memorandum containing his recommendation which included the
<br />requirement for installation of curb and gutter along the subdivision side
<br />of 13th N.W. and W. Shiloh Street. Ray Spencer, developer of the property,
<br />requested waiver of the curb and gutter requirement because there is no curb
<br />and gutter either side of his development on the streets. in question, the
<br />requirement would make development prohibitive and to not install curb and
<br />gutter would not be detrimental to other property in the area.
<br />Discussion followed and a motion was made by Mr. Nutt, seconded by Mr.
<br />McMonigle to approve the preliminary plat subject to the exceptions listed
<br />in City Engineer's Memorandum dated May 6, 1984, marked Exhibit A and attached
<br />hereto, deleting item 3 requiring curb and gutter along 13th N.W. and along
<br />W. Shiloh Street. The motion carried 6 ayes, 0 nays.
<br />The Replat of part of Lot 11, City Block 253 -C was recommended for approval
<br />on a motion by Mr. Woolston, seconded by Mr. Perry, subject to the exceptions
<br />listed in City Engineer's Memorandum dated May 6, 1984, marked Exhibit B and
<br />attached hereto. The motion carried 6 ayes, 0 nays.

<br />by Mr. McMonigle, seconded by Mr. Woolston, subject to the exceptions listed
