k.t x <br />rf .• <br />{ <br />AGENDA ITEM <br />MINUTES OF THE PLANNING # <br />AND ZONING COMMISSION r� <br />MARCH 5, 1984 <br />The Planning and Zoning Commission of the City of Paris met in regular <br />session, Monday, March 5, 1984 at 7:00 P.M. in the Council Room, City Hall, <br />Paris, Texas with the following members present: <br />1. Bill Davidson <br />2. Jacob Hildreth <br />3. Bruce McMonigle <br />4. Ronnie Nutt <br />5. Kyle Perry <br />6. Dorothy Smith <br />Also present were Tom Pine, City Engineer and Joe McCollum, Director of <br />Community Development. <br />In the absence of Freddie Swaim, Mr. Nutt served as Chairman and called the <br />meeting to order. The minutes of February 6, 1984 were approved as presented. <br />Chairman Nutt declared the public hearing open on the petition of Eric <br />Clifford for a change in zoning from an Agricultural District (A) to a <br />Commercial District (C) on part of Lot 1, City Block 319 located on the south <br />side of F.M. 195 approximately 400 feet east of Loop 286 N.E. <br />Mr. Clifford stated that part of the property was already zoned Commercial <br />and the part in question was the only property that was not zoned Commercial <br />or General Retail on that side of F.M. 195. He requested extension of Commercial <br />zoning saying the Agricultural classification was inappropriate. <br />No one else was present to speak for or against the petition and the public <br />hearing was closed. <br />After discussion, Mr. Perry made a motion to recommend approval of the change. <br />Mr. McMonigle seconded the motion which carried 6 ayes, 0 nays. <br />Chairman Nutt declared the public hearing open on the petition of Marilee <br />Lee for a change in zoning from a One Family Dwelling District No. 2 (SF -2) <br />to a Two Family Dwelling District (2F) on Lot 4, City Block 213 located at <br />1935 W. Sherman Street. <br />Chris Lee represented the request stating that a 1,200 sq. ft. residence was <br />proposed for the property. He said that it would have the appearance of a <br />single family residence but would contain a small efficiency apartment <br />which he would occupy. The major portion of the building would be occupied <br />by his mother. He said they plan to remove the present structure from the lot <br />if the zoning is approved. <br />Mr. Pud Boswell spoke in favor of the request saying that the two family <br />dwelling would not adversely affect the area. He pointed out that an auto <br />repair garage is located across the street from this lot. <br />There was no one present in opposition to the change and the public hearing <br />was closed. <br />Mr. McCollum advised the Commission that the repair garage was a non conforming <br />use. He stated that approval of the request would start a 2F Zoning District <br />IYi <br />
