City Engineer <br />REPLAT OF LOT 1, CITY BLOCK 154 <br />I <br />I have reviewed the proposed subdivision of property shown on the referenced <br />replat and it appears that such plat fully complies with the terms and <br />provisions of the City of Paris Subdivison Regulations, Ordinance No. 1315, <br />with the following exceptions and /or additions: <br />1. the developer's surveyor needs to provide existing utility information so <br />that an adequate evaluation may be made to define the need for extension <br />of utilities - the extension of necessary utility mains and service con- <br />nections will need to be provided prior to the filing of this plat; <br />2. the developer needs to dedicate an additional 5 (five) feet of right -of -way <br />along the south side of West Washington Street (at the south end of 7th <br />South West); <br />3. the developer is required to construct the standard curb and gutter along <br />the boundary streets of this area - the vast majority of the area has curb <br />and gutter and the drainage structure at the south end of the property (on <br />South West 6th Street) has an established curb, however, there is some 150 <br />(one hundred fifty) feet along South West 6th without the curb and gutter - <br />I believe it is practical for the curb and gutter to be built in that area <br />and therefore I recommend that it be required, however, it is my understanding <br />that the use of the property being developed is quasi - governmental and that <br />the cost of this construction could be a burdensome expense - I will be <br />supportive of whatever decision you deem advisable; <br />4. the developer needs to provide existing topographic information and the <br />proposed drainage plan for review and approval; <br />5. the developer needs to furnish certification that all taxes and fees have <br />been paid; and, <br />6. there are a- number of corrections which need to be made on the plat drawing <br />prior to the filing of this plat. <br />I recommend approval of this replat subject to compliance with the above items. <br />Res fully, <br />Lam_ <br />T omas R.
