r <br />brought out the concern of many of the residents about the trucking operation <br />Mr. Gentle has at this location. He said the noise from the trucks coming <br />and going was disturbing. <br />Grace Fendley, 2630 Pine Bluff, Edna Gardner, 135 27th N.E. and Jake Agnew, <br />2625 E. Price each voiced objection to the MF -1 zoning but were not opposed <br />to Mr. Gentle using the house he had built. <br />No one else spoke on the matter and the public hearing was closed. <br />The Commission discussed the possibility of replatting the lots to conform <br />to the code but determined that the two structures were too close together <br />to provide standard Lot sizes. It was suggested that 2F zoning would solve <br />Mr. Gentle's problem and remove the fears of the area residents that more <br />structures would be built on the property. <br />Following discussion, Mr. Nutt made a motion to recommend Two Family Zoning <br />District (2F) for Lot 7 only and allow Mr. Gentle to connect the two <br />structures by a carport or garage. Mr. Davidson seconded the motion which <br />carried 6 ayes, 1 nay with Mr. McMonigle voting nay. <br />Chairman Swaim declared the public hearing open on the petition of James <br />W. Farris for a change in zoning from an Agricultural District (A) to a <br />Commercial District (C) on an 8.62 acre tract of land located on the east <br />side of Loop 286 S.E. between Leigh Drive and Lamar Avenue. <br />Mr. Farris was present and advised the Commission that the property was <br />opposite the Mirabeau Shopping Center and just south of the Big Tex Feed <br />Co. He said the Loop frontage was inappropriately zoned Agricultural at <br />this time. He said that while he had no definite plans, the property would <br />be developed for business use and that a tract this size would require a <br />lot of planning. <br />There was no one else present to speak on the matter and the public hearing <br />was closed. <br />After discussion, Mr. Nutt made a motion to recommend approval of the petition. <br />Mrs. Battle seconded the motion which carried 7 ayes, 0 nays. <br />Chairman Swaim declared the public hearing open on the petition of Monte <br />Moore for a change in zoning from a One Family Dwelling District No. 2 (SF -2) <br />to a Commercial District (C) on Lot 8, City Block 222 -B located at 69 - 27th <br />N.E. <br />Mr. Moore addressed the Commission saying that his property was adjacent to <br />Commercial zoning on the west, south and part of the east side. He said he <br />was seeking the same zoning as was on the adjacent land. He said he had <br />purchased the property as an investment and felt the Commercial zoning was <br />proper for it even though he would have opposition to it. <br />Bobby Gage, representing his grandmother, Mrs. M.A. Gage, spoke in opposition <br />to the change saying that Mrs. Gage and other elderly residents on 27th N.E. <br />had lived in the area for many years and were unable to sell and move. Their <br />property values would be hurt by Commercial use he said and the noise and <br />traffic would be bothersome. <br />
