not.object to the Braum's Store as long as the south 93 feet was left <br />undeveloped. He asked for assurance of this and was told that under Planned <br />Development Zoning, the approved Site Plan determined how the property would <br />be used. <br />^j-- Ross Porter, 2112 W. Kaufman objected to the proposal saying the back of the <br />store would be visable from his front door and the proposed driveway on 21st <br />S.W. would put unneeded traffic in front of his property. <br />Scott Gentry, 2035 W. Kaufman said his only objection would be to any thing <br />built on Kaufman Street but was concerned about drainage problems in the <br />area. <br />Audrey Talley, 2113 W. Kaufman, voiced concern about the area being a gathering <br />place for hoodlums and drug users. <br />Mr. Hutchison stated that Braum's was a family oriented business and has a <br />reputation for maintaining their property in good condition. <br />There was no one else to speak and the public hearing was closed. <br />Screening of a trash container was discussed and Mr. Nutt made a motion to <br />recommend approval of the zoning change provided that a 6 foot high solid <br />fence be placed along the south side of the developed portion of the property <br />and that lighting be directed away from the adjacent residents. Mr. McMonigle <br />seconded the motion which carried 8 ayes, 0 nays. <br />Chairman Swaim declared the public hearing open on the petition of D.L. <br />Collard for a change in zoning from.a One Family Dwelling District No. 2 <br />(SF -2) to a Multi- Family Dwelling District No. 1 (MF -1) on Lot 1 -A, Block 3, <br />Mayer Addition located on the northtide of Bonham Street, 75 feet west of <br />31st N.W. <br />T Brad Hutchison, Attorney representing Mr. Collard, stated that a 2 or 4 family <br />dwelling approximately 1600 sq. ft. in area was proposed for this 75` X 125' <br />lot. The units would be adjacent to his home on the corner of 31st N.W. and <br />Bonham Street. <br />Virginia Bills, speaking for Smith Kiker and his sister, stated that the <br />Kiker property on the southside of Bonham Street opposite the Collard tract, <br />was the last large tract of land in the area which was virtually undeveloped. <br />She said that except for a beauty shop on 32nd N.W., all the property was <br />single family and she hated to see a breakdown in single family use. She said <br />the apartments might crowd the lot. <br />Mr. Hutchison pointed out that the 4 units with a total area of 1600 sq. ft. <br />would be no larger than most of the single family homes in the vicinity. <br />There was no further comments and the public hearing was closed. <br />Followingdiscussion Mr. Hildreth made a motion to recommend approval of the <br />change. Mr. Perry seconded the motion which carried 8 ayes, 0 nays. <br />Chairman Swaim announced they would next consider the annexation and proper <br />zoning upon annexation of a 149 acre tract of land located on both sides of <br />d <br />4 <br />
