parallel with adjoining properties on South and West boundaries. 4. <br />Wood fences 8 feet high to be constructed along the entire adjoining <br />South and West property lines whenever any construction begins. Mr. <br />McCarley said there is always concern about the water, and pointed out <br />that his map has been taken from the original drawing of the City <br />showing the channelization of the water, and they feel the water is <br />under control. Mr. McCarley requested the Council to consider this <br />zoning change. <br />Tom Hensel, 815 36th S. E., was present speaking for the committee of <br />property owners, and advised the Council that his property is south of <br />the property that there is a rezoning request for, and that the <br />property owners are in agreement with all of the request of Mr. <br />McCarley, and further requested that they all be included in the <br />rezoning ordinance. Mr. Hensel said there are two items that he would <br />like to discuss, one is the drainage in the main creek that has been <br />straightened, it handles a lot of water, but in the future he feels <br />that if there is additional paved area there, it is going to be more <br />water than the culvert under Clarksville Street will handle, and some <br />point there needs to be a study on any improvements that needs to be <br />made to that. The other item is part of the easements that Mr. <br />McCarley was talking about on the north side of his property there is <br />an easements from 36th Street about 300 feet down to where the sewer <br />line hits into a main sewer line that runs north and south, the <br />easements runs down to that point, and there is a drainage ditch that <br />runs right down the sewer line, and his concern is that that ditch be <br />maintained to handle the flow that comes down from the west side of <br />36th Street St and from Audubon, other than that, they are in agreement <br />will all of the other things, and requested that these two items be <br />included in the rezoning ordinance. <br />There was no one else to speak, and the public hearing was declared <br />closed. <br />City Manager Malone called for consideration of and action on <br />authorizing the preparation of an ordinance amending Zoning Ordinance <br />No. 1710 changing the zoning from a One Family Dwelling District No. 2 <br />(SF -2) to a Planned Development, A -B -D &F to include the following: 1. <br />Creation of the following types of Planned Development Districts: <br />A B D F or a combination of any of these. 2. Permanent closing of <br />entry to property from Audubon Street. 3. Two green belts 30' x 230' <br />deep both beginning at the S.W. Corner of this property and running <br />parallel with adjoining properties on South and West boundaries. 4. <br />Wood fences 8 feet high to be constructed along the entire adjoining <br />South and West property lines whenever any construction begins, on Lot <br />8C, City Block 287. <br />A motion was made by Councilman Bell, seconded by Councilman Hunt <br />authorizing the preparation of an ordinance amending Zoning Ordinance <br />No. 1710 changing the zoning from a One Family Dwelling District No. 2 <br />to a Planned Development, A- B -D &F, on Lot 8C, City Block 287 with the <br />stipulations as set out above. The motion carried 5 ayes, 0 nays. <br />
