-`1 } <br />Dorcy Mackey, 50 31st S.E., said he was not in the area to be zoned but <br />requested the Commission to consider the residents adjacent to Lamar Avenue <br />property wno would be affected by any zoning change. He cited their need for <br />protection and suggested that Office use should be the heaviest zoning <br />permitted. He went on to say that noise associated :with retail use would be <br />detrimental to the area and he would prefer, it remain residential. <br />Steve Gray, 3175 E. Houston stated the neighborhoods around Lamar Avenue <br />are good duality and he would be opposed to any zoning other than Two Family. <br />Florence Hoffstaedt, 3170 E. Houston requested the area remain residential. <br />Terry Urquhart, 2950 Lamar stated the property needed to be zoned General <br />Retail. <br />A letter from Reeves Hayter of Hayter Engineering was introduced into the <br />record urging the Commission to give due consideration to traffic, parking <br />and drainage which will be affected by a change in land use. A copy of the <br />letter is attached as Exhibit A. <br />Margaret Rheudasil, 155 31st S.E. expressed concern that residents have no <br />protection there. Traffic is already bad and children cannot safely cross <br />Lamar at 31st. She urged the Commission to keep the area residential as <br />much as possible. <br />Mrs. Jeff Howard, 3131 Margaret stated there is plenty of room for business <br />expansion elsewhere and that residential areas should be left alone. <br />Chairman Swaim requested those present to indicate their zoning preference <br />with tie following results: 11 leave residential, 14 change to Office, 15 <br />change to retail and 1 change to Commercial. <br />There vlas no one else to speak on the matter and Chairman Swaim declared <br />the public hearing closed. <br />flr. ',!I- Collum advised the Commission that they could do several things con - <br />cerning zoning in the area included in the public hearing such as leave <br />property as presently zoned, amend the master plan to provide for business <br />use and consider future individual requests based on that or recommend, at <br />this time, what they consider to be proper zoning on the area. <br />Follo,ving discussion the Commission agreed upon recommending zoning for the <br />area and agree to vote on each block separately. <br />A motion was made by Mr. Steely, seconded by Mr. McMonigle to recommend <br />Office District zoning on Lots 22 -A, 22 -B, 22 -C, 23, 24, 24 -A, 25 and 25 -A, <br />City Block 249 on the southside of Lamar Avenue between the Lamar Gardens <br />tract and the Barney Bray tract. The motion carried 9 ayes, 0 nays. <br />A motion was made by Mr. Nutt, seconded by Mr. Steely to recommend Planned <br />Development - Shopping Center zoning on Lots 6 and 7, City Block 236 on the <br />north side of Lamar being the Joe Early and Fred Drake tracts. The motion <br />carries 9 ayes and 0 nays. <br />
