parking shall not be increased during the period the approval is in effect. During <br />the period the approval is in effect, no motor vehicle shall be parked at any place <br />on the lot or property not represented as a parking space on the sketch attached to <br />the application." <br />Section 8. That Sections 8 -505 in Section 8, "Use of Land and Buildings," of Zoning <br />Ordinance No. 1710 of the City of Texas, be, and the same is hereby amended to read as <br />follows: <br />"Section 8 -505. <br />The existence of a home occupation shall not be justification for a zoning change to <br />neighborhood service, retail, commercial, or industrial use or any other zoning <br />classification that is inconsistent with the Comprehensive Plan and /or the character of the <br />residential community wherein the home occupation permit has been approved." <br />Section 9. That Sections 10 -102 in Section 10, "Off Street Parking and Loading <br />Regulations," of Zoning Ordinance No. 1710 of the City of Texas, be, and the same is hereby <br />amended to read as follows: <br />"10 -102. COMPUTING PARKING AND LOADING REQUIREMENTS. The number of <br />parking spaces required for a specific development proposal shall be based on the <br />requirements listed in subsection 10 -103, Off- Street Parking and Loading Space <br />Requirements, and the following provisions: <br />(1) Deviation of required spaces. The amount of parking can be reduced or <br />increased by twenty (20) percent with prior approval by the community <br />development director. Deviations in excess of twenty (20) percent must be <br />accompanied by a parking study and approved by the board of adjustment. <br />Any approved parking in excess of 20 percent must be mitigated. Mitigation <br />can be achieved by the use of pervious paving, increased landscaping, <br />increased storm water treatment, or other method to reduce the impact of the <br />increased parking. <br />(2) Unlisted uses. Where questions arise concerning the minimum off - street <br />parking and loading requirements for any use not specifically listed, the <br />requirements shall be determined by the appropriate City staff as those of a <br />similar use. <br />(3) Large developments. A large development is defined as any development that <br />is required to provide over two hundred fifty (250) parking spaces based on <br />the parking ratios listed in subsection 10 -103. All large developments are <br />required to provide a parking study as defined in this subsection and should <br />provide a minimum reduction of twenty (20) percent from the sum of the <br />specific parking required for each use. <br />T <br />
